Panattoni Expands at Horizon 120 with New 10-Acre Acquisition for Next Phase of Braintree Development
Global industrial developer Panattoni has strengthened its presence in the South East logistics market with the acquisition of a further 10-acre site at Horizon 120 Business Park in Braintree. The purchase marks the next stage in the company’s growing scheme, to be delivered as Panattoni Park Braintree 2.0.
Located around 15 miles from Stansted Airport, Braintree offers excellent transport links, with direct access to the A120 and A131, connecting swiftly to the M11 and M25 motorways. The town also benefits from mainline rail services to London Liverpool Street and a strong local workforce, making it an attractive logistics hub for regional and national occupiers.
The new phase will deliver approximately 164,000 sq ft of high-quality industrial space across six units, all being developed speculatively in response to sustained occupier demand in the South East. With a projected Gross Development Value of £50 million, the scheme highlights Panattoni’s continued confidence in and long-term commitment to the UK logistics market.
Construction is set to begin in late 2025, following full detailed planning approval, with practical completion expected in late 2026. The development will offer a competitive alternative to units within the M25, appealing to a diverse range of occupiers seeking modern, sustainable premises with strong connectivity and value.
Designed to BREEAM ‘Excellent’ and EPC ‘A’ standards, the new mid-box units will provide flexibility for occupiers in sectors such as aviation, parcel distribution, and last-mile logistics, with options for semi-detached units to be combined into larger spaces as required.
Panattoni has appointed CBRE and Coke Gearing as joint leasing agents for the scheme.
