Logicor Strengthens Tuscany Footprint with New Sustainable Logistics Hub in Quarrata
Logicor, a leading European logistics real estate owner, manager, and developer, has completed a state-of-the-art 23,000 sqm warehouse in Quarrata, Tuscany, further cementing its position in Italy’s strategic logistics market.
The new facility sits on a 34,000 sqm site acquired via the Mazer Fund, managed by Kryalos SGR, and comprises two 11,500 sqm warehouse units and approximately 1,000 sqm of office space. Situated just 20 km from Florence and close to the A11 Florence–Pisa motorway and the A1–Autostrada del Sole junction, the property offers prime access to central Italy’s key distribution routes.
BREEAM Very Good certified, the development incorporates sustainable design features, including a 2 MWh photovoltaic system, LED lighting, electric vehicle charging stations, rainwater harvesting, and landscaped green areas to enhance biodiversity.
Tuscany is an increasingly strategic location for logistics in Italy due to its strong industrial footprint. We have invested in this region with a long-term view and are excited to see the evolution of projects that will provide a solid foundation for our expansion in Italy in 2025 and beyond-Graeme Hepburn, Logicor Country Manager Italy
Key collaborators on the project included TechBau (general contractor), Jones Day (legal), Blossom Avenue Partners (planning and design), and EY (transactional due diligence).
Logicor continues to expand its Italian presence, with further major projects planned in central Italy, including over 90,000 sqm of logistics space in Pomezia, Lazio — a strategic hub less than 30 km south of Rome and close to Fiumicino airport.
