P3 Logistic Parks Begins Construction of 41,152 m² Warehouse for Mexen at P3 Błonie II
P3 Logistic Parks, a leading European logistics property developer and manager, has signed a build-to-suit (BTS) agreement with Mexen, a distributor of interior design equipment, to construct a new 41,152 m² warehouse at its P3 Błonie II location near Warsaw. Construction is set to begin this year, with a valid building permit already in place.
The new facility will serve as Mexen’s central distribution hub, featuring 40,160 m² of warehouse space and 992 m² of office space, tailored to the company’s operational needs. Mexen, which currently occupies 15,500 m² in the neighboring P3 Błonie Park, will have a combined total of over 56,000 m² at the site upon completion.

The entire facility will not only meet the customer’s specific requirements, but also the highest technical and environmental standards.”
Błonie remains one of Poland’s most strategic logistics regions, with easy access to Warsaw and major transport routes via DK92 and the A2 motorway. The new warehouse will be built on an 8.8-hectare plot and will include sustainable features such as PIR core insulation panels, a reinforced roof with photovoltaic systems, energy-efficient LED lighting with DALI controls, and electric vehicle charging stations, aiming for a BREEAM Excellent certification.

The new warehouse at P3 Błonie II will be located right next to our existing facility, so this location will become a key hub for our operations and will enable us to handle orders even more efficiently, driving our future growth.”
Together, P3 Błonie and P3 Błonie II will form one of Poland’s largest logistics complexes, offering over 400,000 m² of space, with 35,000 m² at P3 Błonie still available for lease.
