Carlyle and ESR Europe acquire Stoke-on-Trent logistics facility

Carlyle and ESR Europe have expanded their UK logistics holdings with the acquisition of Enterprise House, a 221,000 sq ft purpose-built distribution facility in Talke, Stoke-on-Trent.

The asset will be managed by ESR Europe on behalf of funds advised by Carlyle Europe Realty, Carlyle’s pan-European real estate platform. Located within 10 minutes of the M6 and positioned equidistant between Manchester, Birmingham, Sheffield and Liverpool, the property offers strong connectivity to key UK logistics markets.

Constructed in 2006 to an institutional-grade specification, Enterprise House features 12.5-metre eaves, deep service yards and significant power capacity of 12.6 MVA. The building is fully let to AAH Pharmaceuticals, a major distributor of pharmaceutical and healthcare products, providing secure income backed by a strong covenant.

Carlyle and ESR plan to enhance the asset through an active refurbishment programme, including energy efficiency upgrades to improve EPC performance, the installation of electric vehicle charging points and improvements to loading infrastructure.

The acquisition reflects Carlyle Europe Realty’s continued focus on European logistics, a sector supported by resilient occupier demand, constrained supply and its critical role in modern supply chains. These fundamentals have helped underpin performance across economic cycles.

ESR Europe currently manages £1.1 billion of logistics assets in the UK and continues to grow its presence as a specialist investment manager in the sector. The Stoke-on-Trent deal forms part of a wider UK logistics portfolio that recently completed a refinancing with NatWest, enhancing financial flexibility. Following the acquisition, the Carlyle–ESR partnership’s UK logistics assets under management now exceed £400 million.
