4M Pro&Invest Signs Lease at Panattoni Park Poznań XIV, Completing Current Phases of Development

Panattoni, the world’s most active industrial property developer, has secured a new tenant for Panattoni Park Poznań XIV. 4M Pro&Invest, a company specializing in e-commerce for tyres, alloy wheels, spare wheels, and car accessories, has leased nearly 4,100 square meters of warehouse space, marking the full leasing of the two completed phases of the project.

The tenant plans to launch its own online store, felgaopona.pl, and will begin operations at the facility in the second quarter of this year. Ahead of occupancy, the space will undergo modifications to meet the company’s operational needs, including the installation of shelving, narrower aisles for industrial trucks, a sprinkler system, and truck charging stations. In addition to warehouse space, 4M Pro&Invest will occupy approximately 190 square meters of office and staff facilities.

“We have had ties to the Greater Poland region since the very beginning, so it was a natural step to look for premises to expand our business in this region. Panattoni Park Poznań XIV fully meets our expectations – modern infrastructure – this will be our first warehouse in a Class A building, with a 10-metre ceiling height compliant with fire safety requirements for tyre storage, and a convenient location enabling efficient order fulfilment. “Our partnership with Panattoni will allow us to consolidate our warehousing processes in a single facility and support the company’s further growth,” says Mikołaj Andrzejewski, CEO of 4M Pro&Invest.

Panattoni Park Poznań XIV, located in Głuchów near Poznań, is set to feature three warehouses totaling 49,000 square meters. Two of these warehouses are already completed and fully leased, while construction of the third phase, covering 28,000 square meters, is planned. The park benefits from excellent connectivity, situated just six kilometers from the Poznań Zachód junction where the S5 and S11 expressways intersect with the A2 motorway, providing efficient access to national and international transport networks.

The Głuchów development has earned a BREEAM Excellent certification, reflecting its environmentally sustainable design. Features include reinforced roofs for future photovoltaic installations, energy-efficient A Class heating and cooling systems using eco-friendly refrigerants, and advanced VRF/VRV systems in office areas. Additionally, 12,000 square meters of biologically active space have been created to support local biodiversity.
