Panattoni has completed the letting of Panattoni Park Bytom whilst it is still under construction. Grembox has leased over 33,000 sqm, representing the entire available space in the park, which totals over 132,000 sqm. The tenant, a company in the packaging sector, will relocate its operations here from Ruda Śląska, whilst also increasing the space it occupies. Operations are scheduled to commence in November 2027.

Grembox specialises in supplying corrugated cardboard packaging and materials for packing, transport, storage and dispatch, including for the e-commerce sector. The company’s range includes over 1,200 designs and variants of cardboard boxes in various sizes, shapes, constructions and applications. The company also provides consultancy on their design and selection.

“Relocating our operations to Panattoni Park Bytom marks another important stage in Grembox’s development. The new premises will enable us to scale up our operations, expand our product range more quickly and fulfil orders even more efficiently. The immediate availability of packaging and continuity of supply are our key differentiators, which are particularly important to our customers. That is why we are constantly investing in the development of our logistics capabilities to provide them with even greater supply security. The proximity of the production and warehousing facility we are building in Bytom is also of great importance. Both investments will complement each other, strengthening our operational potential and enabling us to support our customers even more effectively in the growth of their businesses,” says Mateusz Bochenek, CEO of Grembox.

At Panattoni Park Bytom, Grembox will primarily carry out warehousing activities, supplemented by production in a separate, purpose-built section of the facility. The offices will occupy 1,176 sqm. The new location is expected to provide employment for 150 people – 100 in the warehouse and 50 in the office area.

“The agreement with Grembox marks the completion of the letting process for our first development in Bytom whilst it is still under construction. This confirms the potential of this location and the demand for modern industrial space in Silesia. For Grembox, this is not just a relocation, but above all more space to further scale up its operations. We are delighted to be able to support the next stage of the company’s development in the region,” says Marek Dobrzycki, Partner at Panattoni.

Newport by Panattoni was the project’s equity partner.

“The full commercialisation of the building whilst it is still under construction significantly strengthens the project’s investment profile. It reduces the risks associated with letting, increases the asset’s attractiveness and liquidity, and helps to shorten the investment cycle. Silesia II (Panattoni Park Bytom) is an example of a development carried out under the Newport Development Fund III, which confirms the attractiveness not only of the location itself, but also of Poland as an investment market,” says Daniel Raemy, Chief Executive Officer of Newport by Panattoni.

Panattoni Park Bytom is situated on Węglowa Street, in the central part of the Upper Silesian-Zagłębie Metropolis. The complex will comprise over 132,000 sqm of industrial space. Grembox joins Latex Opony, which has leased nearly 100,000 sqm here.

The proximity to the A1 motorway and a well-developed network of regional roads will provide tenants with convenient connections to customers both domestically and abroad. The development will be certified to the BREEAM Excellent standard. The facility will incorporate solutions designed to reduce energy and water consumption and enhance workplace comfort.
