Marq Logistics (“Marq”), a global leader in the development and operation of modern logistics facilities, formerly GLP Europe, has leased more than 100,000 square meters of logistics space in the Philippsburg Logistics Centre. The agreement follows the complete renovation and modernisation of the site after Marq acquired it in 2024.
Two new customers have signed long-term leases. Samsung SDS, a logistics services provider that accelerates digital innovation in logistics, is leasing 16,000 square meters. Maersk, an integrated global logistics company, is leasing more than 90,000 square meters. The site is now more than 90% leased.
The attractive location and high-quality specifications of the Philippsburg Logistics Centre were key factors for both customers. The site, near Karlsruhe, is centrally located in the Rhine-Neckar region and strategically positioned between Frankfurt and Stuttgart, two of the most economically dynamic business regions in Germany. The proximity to transport connections to the A5, A6 and A61 highways presents clear advantages for occupiers.
“These lettings reflect the demand for well located, high specification logistics spaces in the region,” said Patrick Frank, Managing Director, Marq. “They also demonstrate our ability to reposition existing assets, even in a challenging environment, so that our customers can secure modern space in a prime location. The leasing contract with Maersk was one of the largest logistics leases signed in Germany in 2025.”
“By incorporating the 16,000-square-meter warehouse in Philippsburg into our asset portfolio, we look forward to providing customers with a seamless warehousing solution in a prime location within one of the key logistics hubs in the Rhine-Neckar metropolitan region,” said Alexander Zang, Regional Head of Business Development, Samsung SDS. “This strategic expansion further strengthens our footprint in Tire Logistics and underlines our continued growth in this key sector.”
“The site’s central location and scale were the key factors leading us to choose it,” said Frank Pieper, Area Head of Maersk Contract Logistics. “From here, we can take our e-commerce distribution in south-western Germany to a new level of service.”
Marq’s new developments in the German market, including the renovation and modernisation of the Philippsburg Logistics Centre, integrate technologies and materials that seek to promote high standards for environmentally friendly construction while driving efficiencies and generating cost savings. The solar energy system on the roof of the Philippsburg Logistics Centre is a key feature, offering occupiers the cost-efficient use of self-produced clean energy.
