
LemonTree Breaks Ground on WESTSIDE SZCZECIN NEO Warehouse, Set for Q1 2026 Completion
LemonTree has officially laid the cornerstone for its latest logistics and services complex, WESTSIDE SZCZECIN NEO, in Szczecin’s Kołbaskowo commune. This marks the company’s second major investment in the West Pomeranian region, underscoring the area’s strategic significance in LemonTree’s growth plans. The new facility, with over 34,000 sqm of modern warehouse space and GOLDBECK as the general contractor, is expected to be ready by the first quarter of 2026. Nearly half of the space is already leased.
Designed with environmental sustainability and user comfort at its core, WESTSIDE SZCZECIN NEO will be completely gas-free, relying on heat pumps and equipped to support photovoltaic panels on its reinforced roof. The building will utilize low-carbon XCarb® steel and feature intelligent utility monitoring systems to optimize energy use and assist tenants in ESG reporting.

Additional green features include rainwater retention tanks for irrigation, extensive bicycle infrastructure, electric vehicle charging stations, and license plate recognition systems to improve traffic flow. Safety and operational efficiency will be enhanced by hydraulic dock levelers and advanced docking assistance systems, while an upgraded sprinkler system will ensure fire protection without limiting storage capacity.
For years, Szczecin has been consistently building its position as one of Poland’s most important logistics centers. Our location—immediately adjacent to seaports, with access to Scandinavian and German markets, and increasingly improved road and rail connections—makes the city a natural distribution hub. Located near the Przecław transport hub with excellent connections to Szczecin city center, regional seaports, and Scandinavia, the development is poised to become a vital distribution point for Northern Europe. This investment complements the nearby operational WESTSIDE SZCZECIN facility, also by LemonTree, which will be completed in May 2025 and currently houses tenants like PartyDeco.
