MR.DIY expands again at Hillwood Zgierz Park, Poland adding 15,000 sqm to Logistics Hub

Malaysian retail giant MR.DIY continues its rapid expansion in the Polish market with a second major lease at Hillwood Zgierz Park. The company has secured an additional 15,000 square meters of space, bringing its total footprint at the logistics complex to over 27,000 square meters.

This latest expansion underscores MR.DIY’s growing presence in Central and Eastern Europe. The retailer, known for its extensive range of home, garden, toy, and automotive products, first entered the Polish market last year—marking its debut in the region and its third European entry, following Spain and Turkey.

Since launching operations in Poland, MR.DIY has made significant investments in its logistics infrastructure. The company opened a 5,000 sqm distribution center at Hillwood Zgierz Park in 2024 and quickly followed up with an expansion of 7,106 sqm earlier this year to accommodate rising demand.

“MR.DIY is successfully building its position in the non-food discount segment, as evidenced by its further expansion in the Hillwood Zgierz park and the decision to lease an additional 15,000 sq m of space in this location,” says Łukasz Dobrowolski, Country Head at MR.DIY Poland.

“We are delighted that Poland will play such an important role in the development of the MR.DIY brand in Europe. I am convinced that thanks to the commitment of the Polish team and our business partners, MR.DIY’s expansion in the European market will proceed smoothly and allow us to consistently implement our strategy of providing customers with a wide range of products at attractive prices.”

Now, with the newly signed lease, MR.DIY is further strengthening its supply chain capabilities in the region, positioning itself to support continued retail growth across Poland and neighboring markets.

Hillwood Zgierz Park, located in Dąbrówka Wielka near Łódź, is a modern class A logistics hub offering over 135,000 sqm of warehouse space across two high-specification halls. The facility boasts a ceiling height of 12 meters and a floor load capacity of 8 tons per square meter. Its strategic location near the A2 motorway and major transport corridors makes it an ideal base for regional distribution.

“We are extremely pleased to see MR.DIY not only rapidly developing its retail network in Poland, but also consistently expanding its logistics center right here at Hillwood Zgierz Park. The fact that, following the first successful stage of investment, the company decided on another significant expansion of nearly 15,000 sqm demonstrates trust in our location and the flexibility of our solutions. Thanks to its excellent connection to the A2 motorway and its strong position in central Poland, Hillwood Zgierz is becoming a key logistics hub for the MR.DIY network, which focuses on efficiency and fast growth in the European market,” says Wojciech Dachniewski, Business Development Director at Hillwood Polska.

Hubert Wojtera, Director, Industrial & Logistics, AXI IMMO, commented: “The successful closing of the transaction is the result of a model cooperation with the developer, built on mutual trust and a professional approach. The client was offered the opportunity to expand, which allowed them to keep their existing employees and maintain operational continuity, both of which were critical to the further stable growth of their business.

Founded in 2005, MR.DIY operates more than 5,000 stores across 14 countries, including Malaysia, Thailand, Indonesia, Singapore, Vietnam, India, Turkey, Spain, South Africa, and Poland. The brand’s ongoing expansion in Europe signals its long-term commitment to the continent’s growing retail markets.
