P3 Completes Transformation of First Spanish Asset, Leases Abrera Logistics Platform
P3, a pan-European logistics real estate investor, developer, and manager, has successfully leased its P3 Abrera platform in Spain even before construction was completed. The facility has been taken by a logistics operator specialising in integrated automotive solutions, with the deal advised by Savills and legal support from Hogan Lovells.
Located in Barcelona’s first logistics ring, the asset sits on a 45,181 m² plot and features a 20,308 m² warehouse and 899 m² of office space. The building offers a fully open-plan layout with a single row of intermediate columns, 11-metre clear height, a 33.5-metre-deep yard, 17 loading docks, and 14 at-grade access doors, catering to large-scale logistics operations.
P3 implemented a comprehensive refurbishment plan, converting the former facility into a modern, energy-efficient logistics hub. The building is in the process of achieving BREEAM Outstanding certification and is WELL Ready, aiming for WELL Gold. It also meets fire protection standards for high-risk storage (level 8).
“The refurbishment of P3 Abrera is part of our strategy to deliver highly efficient, sustainable logistics assets in Spain that are fully adapted to the needs of modern operators. The rapid leasing of the facility confirms the attractiveness of this strategic location and the quality of our product,” said Javier Mérida, Managing Director of P3 in Spain.
Strategically located just 30 km from Barcelona, P3 Abrera benefits from direct access to the A-2 and AP-7 motorways, proximity to Josep Tarradellas Barcelona–El Prat Airport and the Port of Barcelona, and enhanced connectivity via the newly opened B-40 section linking Abrera with Terrassa and the main logistics corridors of Llobregat and Vallès.
