Panattoni begins construction of 205,000 sq ft logistics park in Bognor Regis

Panattoni has commenced construction of Panattoni Park Bognor Regis, a new speculative industrial and logistics development that will deliver 205,000 sq ft of Grade A warehouse space across three units in West Sussex. The scheme is expected to be completed in the second quarter of 2027.

Located on Newlands Road next to the A29 dual carriageway, the development will comprise units of 31,698 sq ft, 60,039 sq ft and 113,055 sq ft. The two larger buildings can be combined to provide a single facility of 173,093 sq ft, offering flexibility for a range of industrial and logistics occupiers.

The site has direct access to the A27, providing links to Portsmouth, Southampton, Brighton and Gatwick Airport. More than 3.8 million addresses are located within a 50-mile radius, making the park suitable for logistics, manufacturing and engineering businesses serving regional and national markets.

Panattoni said the development is targeting high sustainability standards, including BREEAM ‘Excellent’ certification, EPC A ratings for both warehouse and office space, and Net Zero Carbon in construction. Planned sustainability features include roof-mounted solar photovoltaic panels, electric vehicle charging infrastructure, rainwater harvesting systems, enhanced insulation and energy-efficient building technologies.

The park is situated within an established industrial area that is home to major occupiers including Amazon, Rolls-Royce, Warburtons and JCB.

According to Panattoni, the project is intended to address the shortage of modern industrial accommodation across West Sussex, where demand for high-quality logistics and manufacturing space continues to exceed supply. The company said the development will provide businesses with flexible, energy-efficient premises designed to support long-term operational growth.

The units will feature 12.5-metre clear internal heights, generous yard depths, dock and level access loading doors, a 1.5 MVA power supply across the site, EV charging facilities and extensive parking.
